Mold Assessments and Testing

We offer three types of mold assessment:

Add-on Mold Inspection as part of your home inspection:
A mold inspection can be performed as part of your general home inspection. In addition to the standard inspection and reporting, this will involve monitoring and documentation of relative humidity throughout the home, and air or surface sampling. A mold inspection report will be provided in addition to the residential inspection report.
Add-on mold inspection cost is $500

Limited Inspection
A limited mold inspection is generally performed as a direct result of an existing concern for mold growth, or conditions conducive to mold growth in a specific area of a home.
The limited mold inspection does not include a visual examination of the entire building, but is limited to a specific area of the building identified and described by the inspector. As a result, moisture intrusion, water damage, musty odors, apparent mold growth, or conditions conducive to mold growth in other areas of the building may not be inspected.
The limited mold inspection will involve the collection of air or swab samples from the affected area of the home. Mold growth, conditions conducive to mold growth, and laboratory results (where applicable) will be reported.
Limited mold inspection cost will range from $350-$600 depending on the size of the area to be inspected.

Complete Inspection
A complete mold inspection will include a look at the entire home, interior, and exterior. Air or surface sampling will be performed as needed, in keeping with the IAC2 standards of practice. Mold growth, conditions conducive to mold growth, and laboratory results will be reported.
Complete Mold inspection cost will range from $550-$750 depending on the size of the home.

The presence of mold can cause structural damage, and unsightly odors and can negatively effect the air quality in your home.

WRV Home Inspection, plc is an International Association of Certified Indoor Air Consultants (IAC2) Certified Professional Mold Inspector. All mold inspections will be conducted within the IAC2 standards of practice.

All versions of mold inspections will involve an assessment of moisture intrusion or potential moisture intrusion, monitoring and documentation of relative humidity and temperature, and reporting of any conditions conducive to mold growth, and collection of at least one indoor air sample, and two exterior air samples.
